While with Mirvac Design, Niall developed the final masterplan concept for the heart of the Seascapes Village project in Hall's Head. This consisted of a series of formal open spaces both with views to the ocean and sheltered from afternoon winds connected through the main street along strong view axes. The southern edge of the main street was edged with commercial, retail, food and beverage spaces. the central park was edged with apartments from five storeys at the village centre tapering down to meet the two storey housing at the village perimeter. The sheltered park to the south was to be edged with terraced townhouses.
The scope for the project substantially reduced following the market contraction that coincided with the onset of the global financial crisis. The retail component was completed in 2010. The townhouses along the northern edge of the main street were completed in 2015. The project is still ongoing.
