In 2006, Niall worked closely with Mirvac and Mirvac Design to develop the winning tender bid for Landcorp's project on the old hospital site in Port Hedland opposite the proposed Marina. This included a 120 room resort hotel, short stay apartments and a large adjacent grouped housing precinct. Grounds Kent Architects were also involved in developing the design for the hotel component of the bid.
This extensive project carefully considered materiality and buildability, climate, security, internal and external community relationships, integration into the town and it's role as a catalyst for the development of a new town centre.
The project went through numerous design iterations with Mirvac and Landcorp over the following years before being put on hold due to the eventual slowing in Resources driven demand for accommodation in the town.
While with Mirvac, Niall developed the analysis and strategic concepts for the redevelopment of retail and commercial space in the obsolete Wesley Arcade and old QBE tower. This was done in conjunction with the client, The Uniting Church, Mirvac and the City of Perth. Niall went on to produce all DA drawings and associated documentation and was engaged to maintain design intent through all construction documentation and on site construction stages working with Hassell, the documentation architects.
This is a highly visible landmark corner site adjacent to major thoroughfare / plaza with a mixture of active laneways, commercial shop frontages and landscaped spaces offering pedestrians areas of respite.
The project involves the re-activation of an important heritage site, the reinvigoration of uninviting anti-social spaces within the CBD and the dramatic increase in net lettable floor area resulting from the removal of the internal pedestrian mall and re-addressing of the public streets and laneways.
While with Mirvac Design, Niall developed the final masterplan concept for the heart of the Seascapes Village project in Hall's Head. This consisted of a series of formal open spaces both with views to the ocean and sheltered from afternoon winds connected through the main street along strong view axes. The southern edge of the main street was edged with commercial, retail, food and beverage spaces. the central park was edged with apartments from five storeys at the village centre tapering down to meet the two storey housing at the village perimeter. The sheltered park to the south was to be edged with terraced townhouses.
The scope for the project substantially reduced following the market contraction that coincided with the onset of the global financial crisis. The retail component was completed in 2010. The townhouses along the northern edge of the main street were completed in 2015. The project is still ongoing.
This project provides the retail component for the Seascapes Village Centre for Mirvac at Hall's Head. It includes a small IGA and a number of food tenancies. Niall carried out the design work, prepared the development application and managed the preparation of contract documentation with the project team at Mirvac Design.
Working with the Mirvac Design team, Niall developed two affordable housing projects for Mirvac and the Department of Housing from concept to delivery and completion of the homes. This included master planning, lot sub-division, house design, development application and documentation for approximately 150 one and two storey homes. The built form outcome is now complete and provides quality affordable homes in a carefully designed integrated precinct.
While with Mirvac, Niall developed masterplans and house types for two integrated housing projects on the Meadow Springs golf course - 'Eden Springs' and 'Bellavista Island'. This included development applications and documentation with the Mirvac Design project team.
'Integrated Housing' refers to a design and development process whereby the land subdivision is informed by the development of the masterplan and housing design with land titles being surveyed and created only when the houses are substantially complete.
Niall worked with the Mirvac project team to develop the detailed design of the housing component at the Peninsula at Burswood in addition to developing house types along Victoria Park Drive, the entrance road and the Circus. The courtyard homes frame the view corridor across the circus to the Perth city skyline. The houses each have a double and single storey component facing the street, The single storey element allows the winter sun to penetrate to the rear courtyards. The entry houses are on lots of sizes between 350 sq/m and 450 sq/m with a zero lot eastern boundary.
The terraces are contemporary in form and their design has been undertaken in combination with he design of the front gardens, the streetscape, verge vegetation and the circular park.

Masterplan and Design Guidelines for the proposed new Village Centre at Wattle Grove. Prepared by Irene for the Shire of Kalamunda while at Olk & Associates Architects.
A vibrant new hub for Wattle Grove is required to meet the changing needs of a rapidly expanding community with a diverse mix of new commercial, retail and residential components. The proposed new Village Center will be an important step in the area’s future growth and development.
The Masterplan and Design Guidelines will regulate future development on the site and control the scale and intensity of that development.
Further information including the Design Guidelines document can be viewed on the Shire of Kalamunda's website.
